Why the average can mislead
The national project average mixes small crack work with structural stabilization. If a quote includes piers, wall anchors, engineering or drainage, compare it against method-level pricing instead of the headline average.
What should be written in a strong quote
Look for the repair method, quantity, exact locations, engineering or permit responsibility, stabilization versus lift goals, restoration exclusions and warranty language. A five-figure total with no pier count is difficult to compare.
When a second opinion has high value
Large settlement, bowing walls, horizontal cracks or a major proposed underpinning scope can justify an independent structural engineer before you sign. The engineer should not be paid based on the repair sold.
