Major settlement can lead to a five-figure repair, but settlement describes the problem—not the repair method. A useful quote must identify whether the scope uses piers, underpinning, slab work, wall stabilization or another engineered solution.

Settlement is a symptom category, not a line item

Doors sticking, sloped floors, stair-step cracks and elevation changes can accompany settlement, but those signs do not tell you which repair system is appropriate. Compare quotes only after the proposed method is clear.

The method and quantity should explain the total

For pier-based work, look for pier count, location, unit price and engineering assumptions. For other methods, ask for the measurable quantity that drives price. A large lump sum with no scope detail is difficult to audit.
